  • First step is to find a motivated seller and property that you can get under contract for 60% LTV or less.
  • Have the seller sign an assignable contract.
  • Find a buyer that is willing to work with you on your fees and assign the contract for a FEE.
  • It would be best if you would show up at closing that way the seller has a familiar face and does not feel like they are being ripped off.
This is your basic run through. Of course you must do your due diligence on the property. Make sure you pull comps; run the repairs needed, even find a contractor to do the work at a price you state in your contract wouldn't hurt.
