I recently placed a property under contract through a Short Sale that needs to close on Monday August 11, 2008. I have been dealing with slow moving Hard Money Lenders and as a result I have lost considerable time in order to get this deal done.

I'm simply needing to secure $70k on a property that's worth $104k in order to get this deal done. I have the property under contract for $60k, and the remaining money would be used to start the rehab process until my next round of funding comes in from a property I'm currently selling as well.

I only need this loan for 6 months as I will be refinancing the loan after the first of the year. I already have title work complete, a survery, 1003 application and a recent credit report. I just need to have this deal close ASAP!!

Can anybody help me?

I hate to say this but the above ad is not legal in most if not any of the 50 states. Stating a return is a securities violation, be very careful, the first call you will get off it will be the local investigator for the SEC! Just FYI, I screwed this one up when I was new and got that call too. Not fun either when you are new. Luckily he just asked me to remove the ad.
