Default Finding Private Investors

I've read about people creating websites that attract and capture the contact information for potential private investors, however I don't know what this type of site is supposed to look like. Does anyone have or know of a website in existence I can view to see what mine needs to look like?

I need more funds to purchase reo's to fix and resell. I have many many buyers waiting for these homes, so I'm looking for funding partners.

Detroit, be very careful going down this road, a website will tend to advertise a rate of return, which is a CLEAR violation of SEC guidlines and comes with a present of shinny silver bracelets and wonderful orange jumpsuits that are sometimes in fashion. You need to consult an attorney that specializes in these types of offerings, and/or attend a bootcamp from someone that teaches this type of stuff on a professional level like Matt Scott for instance. This can be a very slippery slope if done wrong. Also another way around is to market for money from your family and friends or close contacts. There are a variety of articles out there regarding this information, you can also check my blog on private lending I have some info on some basics that may help as well.

You can have a website but keep it basic. I will see if I have a resource for you and get back with you. The key is just to find people with money who want to lend but as Steve has said, be careful about making any promises on a specific rate of return or any income claims that may mislead your potential lender. This can and will come back to bite you. Therefore, your goal is more to just find those with money and who are willing to invest and work out the actual details on amounts, points, rates of return, length of time and etc later.

Just a helpful hint. you can talk to friends and family with IRA money and show them how to make a tax free boost in their interest rate using a third party administrator. Last deal that I financed was from the uncle of a friend. 70 k over a cup of iced tea. There is plenty of money out there.
