I'm in Dallas, TX and we have one of the highest foreclosure rates in the country going here. Some of them are high end luxury homes but we have a lot of cookie cutter homes that are being foreclosed on as well too. I just put a property under contract that has almost $45k in equity left over. I'm looking to purchase two more in the next 30-45 days after I clear this one and find a credit partner to help me get one corporate credit card so I can take advantage of Billy Brown's credit building program and gain corporate credit to leverage. So if you know anybody willing to be a credit partner for a large fee or for a percentage stake in my real estate investing company and my website that I am developing, please steer them my way.

we didn't get hit as hard down here in the southeast but you can still find pockets of foreclosures.
one biggie was in the paper this past weekend: 8 bed / 7.5 bath, 25 acres, detached garage = 1.125 million
that guy was an idiot

Mobile, Al and we are chasing our tails around here. I have not gotten less than 35 calls in any week in the last 4 months and we are averaging about 15 sales appointments per day for our retail sales department.

TX largely missed the boom this past cycle so the foreclosure rate is likely not all that high. Did you take a look at the housing market in TX during the S&L crisis and the last oil crisis (when oil fell to $10 a barrel)?

The statistics seems to say that TX has missed the bulk of the pain happening to AZ, FL, CA and other bubble states.
