    Hope all is well, I came across a deal and owner died last year, but she left the property to her daughter. Original purchased price is $42,000 and the ARV is $82,000. I received this property information on a pre-foreclosed list and it stated that owner owes $3,500. If I was a betting man Taxes might be the issue, but there is a $50,000 equity line of credit on this home. Daughter stated that she has to take property to PROBATE around SEPT. What are my steps? Could I purchased property and assign a Lease Option or is there an option to wholesale?

    I must say, that intitially I really believed that you must have had some backing, your story is one of those "wow, too good to be true" stories- but tonight you told me I was wrong. That, is amazing. You told the story of where you came from, and where you are. I respect most, that you are willing to share what happened in between, how you got from where you were to where you are. I say this on here, because I want people to see it. Thank you Steve, for sharing with all of us. I have a lot of respect for you.

Ok, so how about a day in the life? Well here goes for everyone.

Up at 6:45 check email via blackberry by 7:30 in the office by 8 at morning prayer by 8:30, back at the office by 9. Short sales meeting with sales staff. Meet with my buyers about appointments for the day. By 11 looking at a house we got under contract yesterday. Signed a sales contract on a retail sale for 75k (got about 28k in it). Went to lunch with an investor and talked about the biz. Played around on flipitbig.com...

Now I am going to attempt to “wrap up” this topic. Not sure how successful that will be. We could literally talk for days about negotiating, but I will get it to where everyone has a little bit of understanding of the topic and let it go from there.

I guess I will start a little line about negotiating your deals. I know a lot of people out there are starting out and there are some things that you should know and learn.

First is empathy, and rapport. These are essential to establishing the reason that someone will buy from you. No matter what you offer, or even if two people offer the same amount the seller is going to sell to the buyer they have a level of rapport with. The person they “like” will win every time.

Today has been much like the whole week, I have not had a second during the day. Two appraisals, meeting with my real estate attorney, countless calls to investors regarding new projects. Looked at 3 houses, signed 1 contract to buy, and showed 1 retail property to a buyer. Got 1 new client pre-qualified for a loan. Ok, I know I have talked about this before on the forums and stuff, but I am going to put it in another context and all together here.

In my opinion right now in the market (March 1, 2008) there are very few options in the market for retail financing. Specifically first time homebuyers financing. The main and only option I would trust for first time homeowners is FHA. FHA is a federally insured loan program that is specifically for challenged buyers that are trying to buy a home....
